Photography Tools – Photography Digital Cameras and Tools

There are many different photography jobs ranging from those in various commercial fields, such as in a fine arts gallery or commercial news, to portrait photographers, wedding photographers and even scientific photographers. Many photographers also do freelance work, which might range from fine art to portraits and everything in between. Although, in order to get a photographer job, there are certain tools required. This is especially true of students majoring in photography, as there is no way to pass the classes and finish the photography degree program without the right tools to do the work. So just what tools are used by photographers? Most photographers use digital cameras these days, but many still prefer the traditional halide film-print camera for all or some of their work. Many photographers are using automatic lens and shutter speed settings as well, although those who desire more creative control may also prefer manual operation. Film, filters, flash attachments, special lighting equipment, and tripods are also necessary to achieve the desired effect. Some photographers process their own photos, particularly if they are black and white photos. Other times it may be better to submit the film or digital copies to a special laboratory to be professionally developed. For those who process the film themselves, a special knowledge of dark rooms or computer software is required. Now photographers can manipulate and edit digital images. They can also send them easily through email from any location, but being able to use the software to touch up the photos is a special skill. Many of the tools of the photography trade are specific to the type of work the photographer does. As a photography student majoring in this subject, it is often best to test out a variety of different styles to see what medium works best for you. After finishing your fine art degree in photography, you might decide to shoot weddings and other events, or you might focus more on doing art work that you can sell to individuals and businesses. Many photographers do both and with the right tools, nothing should hold you back.

The Market for Online Degree Programs

The market for online degree programs offered by Higher Education Institutions (HEIs) globally has dramatically changed over the past decade. Transpersonal Psychology

Transpersonal Psychology is a branch of psychology that is concerned with the study of those states and processes in which people experience more depth and breadth of who they are, or a greater sense of connectedness with others, nature, or the spiritual dimension. The term ‘transpersonal’ means ‘beyond the personal’ and a common assumption in transpersonal psychology is that transpersonal experiences involve a higher mode of consciousness in which the ordinary mental-egoic self is transcended. Transpersonal Psychology is a relatively new development in academic psychology that has yet to be recognized formally by the American Psychological Association. In 1997 the British Psychological Society approved the formation of an academic Transpersonal Psychology Section, as well as one for the related area of Consciousness and Experiential Psychology.Among the topics currently being explored by Transpersonal Psychologists are:Channeling, Altered states of consciousness, Mind-Body relationship, Dream consciousness, Psychedelic experience, Mystical experiences, Spiritual emergencies and crises, The Dark Night of the Soul, Near-death experiences, death and dying, The psychology of meditation, Buddhist psychology, Ecological consciousness, Psychology of Self and self-realization, The Higher Self, Self-transcendence, and Paranormal experiences to name a few. While Transpersonal Psychology is a branch of psychology, it recognizes the importance of a non-parochial and integrative approach in which other disciplines are acknowledged to have their own contributions to make it a combined exploration of the transpersonal. These other disciplines include philosophy, psychiatry, sociology, politics, education, anthropology, history, literary studies, religious studies, biology and physics.Transpersonal psychology is, in the broadest sense, a scientific enterprise–it is not a religion or ideology. Individual transpersonal psychologists may or may not have their own religious or spiritual beliefs, although most will be engaged in some kind of transpersonal practice (e.g., meditation, ritual, service, devotion, transpersonal therapy, reflective living, political action). However, it is my opinion that the transpersonal psychologist needs to have a strong foundation in spiritual beliefs to be highly effective. Otherwise, in effect it would be the blind leading the blind. Although, there is currently a predominance of Buddhist-inspired transpersonal psychologists, other traditions are also represented. These include Christian, Jewish, Sufi, Hindu, Taoist, Tantric, Magical, Gurdjieffiank, and Theosophical. While Transpersonal Psychology represents a paradigm shift in consciousness, science and culture, it seeks to distance itself from the kind of uncritical adoption of so-called New Age beliefs that characterizes certain elements of the so-called counter culture. Transpersonal Psychology has very little, if anything, to do with crystals, UFOs, alien abductions, chakras, auras, angels, psychism, aromatherapy, levitation, fire walking, or the millennium, except as these phenomena, practices or experiences may be investigated in terms of their transformational consequences.Although many would argue this point, Transpersonal Psychology is not metaphysics. This leads to a problematic viewpoint, because many would claim that transpersonal experiences imply a metaphysical belief in a spiritual, divine, or transcendent realm. However, there are some transpersonal psychologists who understand the transpersonal in more immanent terms, for example the developing of a greater sense of connectedness with the deeper Self, the world of nature, or the social, interpersonal dimension. In practice it is important that transpersonal psychologists are clear and open about their own metaphysical assumptions.Transpersonal Psychology does not denounce rationalists. Although it can be argued that the highest states of transpersonal consciousness are ineffable and beyond a rational appreciation, Transpersonal Psychology does not dismiss or devalue rational and intellectual analysis, which can add much to our knowledge and understanding in these areas. However, it is important also to acknowledge the reality and importance of non-rational modes of knowing, such as intuition, integrative awareness and contemplation.Pioneers of Transpersonal Psychology include:Roberto Assagioli: The founder of psycho-synthesis, a transpersonally-based approach to therapy and personal growth.Sri Aurobindo: Developed a model of the evolution of consciousness, based on Eastern philosophies.Teilhard de Chardin: Developed a model of the evolution of consciousness that integrates biological science with Christian theology.Stan Grof: Used LSD to explore trans-personal expereinces and Holotropic Breathwork.Aldous Huxley: Investigated the apparent expansion of consciousness using mescalin, which contributed to his analysis of the elements of the “Perennial Philosophy.”William James: Contributed through his ground-breaking work on paranormal experiences and the varieties of religious experience.Carl Gustav Jung: Introduced the concepts of the collective unconscious and arche-types, and his understanding of religious archetypes from a psychological perspective.Abraham Maslow: Published his studies of self-actualization, peak experiences, self-transcendence, and metamotivation. He was one of the key founders of both the “third force” (humanistic psychology) and “fourth force” (Transpersonal Psychology). Together with Anthony Sutich and Stan Grof, he was responsible for the establishment of the Journal of Transpersonal Psychology (1969) and the Association for Transpersonal Psychology (1972).Charles T. Tart: Pioneered empirical research into altered states of consciousness.Ken Wilber: Developed a brilliant model of the evolution of consciousness that integrates the philosophies and psychologies of West and East, ancient and modern, Currently, he is the leading theorist in Transpersonal Psychology.

Commercial Real Estate Loans – 12 Problems to Avoid

This article describes 12 recurring problems with commercial real estate loans that commercial borrowers and their advisors need to anticipate before it is too late. The following problems are common in traditional bank commercial real estate loans and should be avoided if feasible (special circumstances will periodically make some of these terms unavoidable).COMMERCIAL REAL ESTATE LOANS PROBLEM NUMBER 1: Tax Returns versus Stated IncomeMost traditional banks will require several years of tax returns in order to qualify for a commercial real estate loan. The alternative is to use a Stated Income lender that does not verify personal income or assets. Many borrowers will simply not qualify for a commercial mortgage loan if tax returns are used due to high business expenses (and low net income). Many lenders using tax returns will also continue to verify income after the loan closes. Stated Income lenders will not engage in this practice.COMMERCIAL REAL ESTATE LOANS PROBLEM NUMBER 2: Special Purpose PropertiesIt is becoming increasingly difficult to get commercial loans for special purpose properties. Properties that do not fall in the categories of apartments or retail/office buildings are often placed in this special purpose classification. This means that business acquisition loans for commercial properties such as restaurants/bars and auto service businesses are frequently hard to find. Commercial financing will be even more difficult to locate for such specialized properties as churches, funeral homes, nursing homes and assisted living facilities.COMMERCIAL REAL ESTATE LOANS PROBLEM NUMBER 3: Recall/balloon featuresThese terms are used by many banks to effectively shorten most commercial real estate loans to 3-7 years.COMMERCIAL REAL ESTATE LOANS PROBLEM NUMBER 4: Short-term loans (less than fifteen years) 15-40 year commercial property loans without recall/balloon features are available.COMMERCIAL REAL ESTATE LOANS PROBLEM NUMBER 5: Up-front Commitment feesUnder most circumstances, commercial borrowers should not pay such a fee. Please note that processing/retainer fees are not included in this discussion of commitment fees. Processing/retainer fees should be viewed as an acceptable and standard business practice when dealing with commercial real estate loans.COMMERCIAL REAL ESTATE LOANS PROBLEM NUMBER 6: Business Plans Under most circumstances, commercial borrowers should not use a lender that requires a business plan.COMMERCIAL REAL ESTATE LOANS PROBLEM NUMBER 7: Cross-collateralization Commercial borrowers should not be required to use their personal assets as collateral for a commercial property loan.COMMERCIAL REAL ESTATE LOANS PROBLEM NUMBER 8: Sourcing and seasoning assets. Seasoning of ownership. This particular problem will not be relevant to all business borrowers. However, if it is relevant, you should seek out a lender without sourcing and seasoning requirements or limitations. Most banks have strict guidelines for sourcing and seasoning of assets or ownership to qualify for commercial real estate loans. For a purchase, commercial lenders will frequently want documentation about where the down payment is coming from (sourcing). Commercial lenders will also frequently have very specific requirements stipulating that the funds must have been in a specific account for a specific period of time, often 3-6 months or longer (seasoning). Seasoning of ownership is similar to seasoning of funds, except this requirement involves the minimum time someone has owned a commercial property before they can refinance the property.COMMERCIAL REAL ESTATE LOANS PROBLEM NUMBER 9: Requirement to sign IRS Form 4506IRS Form 4506 authorizes the lender to obtain a borrower’s tax returns directly from the IRS. This form is routinely required by most traditional banks and many other commercial lenders for a business acquisition loan. Commercial borrowers using a Stated Income lender with limited documentation requirements will avoid this requirement.COMMERCIAL REAL ESTATE LOANS PROBLEM NUMBER 10: Debt Service Coverage Ratio (DSCR) in excess of 1.2 for a business acquisition loanThe most flexible approach to DSCR for a commercial property loan will require a DSCR in the range of 1 to 1.2, with exceptions permitting a DSCR less than 1.COMMERCIAL REAL ESTATE LOANS PROBLEM NUMBER 11: Minimum commercial property loan size that is too high for your commercial mortgage needs. It is not unusual to encounter a minimum commercial real estate loan requirement of $500,000 to $1,000,000.COMMERCIAL REAL ESTATE LOANS PROBLEM NUMBER 12: Excessive length of the commercial real estate loan process Many traditional banks require three to nine months to close a commercial mortgage. A more action-oriented commercial lender will close commercial real estate loans in 45 to 60 days.Copyright 2005-2006 AEX Commercial Financing Group, LLC. All Rights Reserved.

What makes a house a home?A house is not a home when its interiors look impersonal and cold. No matter how expensive and gaudy the pieces of furniture there, that house will bring less fulfillment and joy to the people that live there. Hence, it is not home sweet home in the real sense of the word.Your house could be just anyone’s place of residence if its furnishing does not appeal to your own aesthetic sense. In other words, you can only call your house your own sweet home if the furniture placed in every room there reflects your personal choices and orientation. The Advantages of a Payday Loan Online

When you need money, you usually go to lending agencies. As such, you need to spend for your transportation and meals because these lenders will ask you to come to their office, have an interview and then fill out lengthy application and registration forms.Somehow, this defeats the purpose of borrowing money, right? You need money to address a particular and immediate need. But in your attempt to get that needed financial assistance, you are required to spend, though just a bit. Still, it is spending.By availing of a payday loan online – such as payday loans in Ontario – you don’t have to be subjected to the scenario above. Here are a few advantages of this type of loan.1. You don’t have to be sociable. As mentioned, getting a loan needs you to visit the lending agency and talk to a few people there. Naturally, their representatives will ask you a few things. But as you know, there are really people who are not that comfortable in facing others. If you are one of these, then you’d be happy to know that if you avail of a payday loan online instead, you don’t have to face any representative from a lending agency. You don’t even have to go out of your home. All you need are your computer and an internet connection. All application forms and documents have to be sent and received through the internet. Therefore, by availing of a payday loan online, you can just sit in your desk and wait a few hours before the proceeds of your loan get credited to your bank account.2. You don’t have to spend.Unlike other cash loans, online payday loans do not need you to spend for transportation and food. This is so as availing of a payday loan online does not even require you to get out of your house. You don’t even have to go to the bank and en-cash or deposit your check. So, you can just have lunch and snacks at home and watch some television while waiting for your loan to be credited to your account. In effect, you are not required to do some unnecessary spending. Of course, this is a good thing considering that you are already tight on your budget.3. You don’t have to submit a mountain of requirements. Some types of loans, especially those that offer you very high proceeds, require a lot of documents and files from you. But this is not the case when you avail of a payday loan online. With this type of loan, you simply have to fill out the following information, among others: you name, your address and other contact details, your employer’s name and address, your bank details. And, you don’t have to print all of these (and unnecessarily spend on paper and ink). Rather, these pieces of information can just travel through the internet.Indeed, a payday loan online has much to offer. All in all, it can give you your needed money without letting you face an unfriendly customer service agent or letting you spend for transpo expenses. Now, this is one type of loan that has all the right to describe its services as fast and convenience.Money Loans Company – Payday Loans and Cash Advance20 Eglinton Ave. EastToronto, Ontario, CanadaM4P 1A9

Employment – Do You Know Your Rights?

Do you know your rights?Your rights are governed by your contract of employment and by the law. Your contract does not have to be written. But, if you are an employee, once you work for your employer continuously for 2 months, you are entitled to a written record of the most important terms of your employment. You have different rights if you are ‘self-employed’, rather than ‘employee’.Legal protectionWhat rights you have will depend, to some extent, on whether you are ‘employee’ or ‘self-employed’. Generally, employees have more legal protection than the self-employed. There is no precise, legal, definition of these terms. All the circumstances, and especially the overall picture they paint, are relevant. Generally speaking, you are more likely to be an employee if you have to do your duties personally, if your employer can tell you how to do your job, and if you cannot work for more than one employer at any given time.Minimum rightsYour contract may be in a letter or a formal agreement. It may even be verbal. Normally, at least some rights will be written. If an employee, you are entitled to receive a written statement of the most important terms of your employment. The law sets certain minimum rights. Your employer cannot give you less than what the law offers. If you did not agree to certain matters, your legal rights will apply automatically. They deal with matters such as minimum pay, minimum holidays, maximum working hours and right to maternity and paternity leave. You also have certain rights which are often unwritten or unspoken (‘implied’ rights). They include the right to:(i) be paid wages;(ii) have your employer take reasonable care of your health and safety;(iii) in some cases, receive work;(iv) have trust and faith in your employer; and(v) receive reasonable notice to end the employment (if your contract does not set a notice period).Breach of contractYour employer cannot normally change the terms of your contract without your agreement. To do so, is a breach of contract. However, if you don’t agree to the changes, your employer might decide to dismiss you. Depending on the circumstances, the dismissal may be ‘unfair’ and / or ‘wrongful’. If the changes have exceptionally serious effect on you, you may be able to resign and seek compensation for ‘constructive dismissal’.Complying with the lawIf your employer breaches any of your rights, you should speak to them. If necessary, make a written complaint and issue a formal grievance. Most employers want to comply with the law. So, a change should take place. If nothing happens, and you are a union member, see if it can help.If you want to recover compensation, you could bring legal action. You should take full legal advice first. Most complaints will be heard at a local employment tribunal. You must make sure that your claim arrives at the tribunal within 3 months. This begins from the date your employer breached your rights or, if you were dismissed or resigned, the ‘effective date of termination’. The effective date of termination is normally your last day at work. Only in truly exceptional circumstances will the tribunal allow you to make a later complaint. If your claim is successful, the tribunal is likely to say that your employer should honour your rights. You are also likely to recover compensation. Where relevant, the tribunal will say what the terms of your employment are.If you would like to find out more about the services that we provide, please visit our website

Yoga For Beginners – Must Know Information!

Yoga for Beginners: Need to Know Information!Have you thought about trying yoga? Anxious? Well don’t worry. A lot of people feel a little intimidated or apprehensive to begin practicing yoga but there is really not anything to be afraid of. Here are some tools and tips that will help you start your yoga for beginners practice in no time. What Is It?
In Sanskrit, the ancient language of India, Yoga translates to “union”. It refers to the union of body, mind, and spirit. The physical poses or postures that a lot of people in the west think of when they think of yoga are called asanas. These physical postures or asanas are just one part of the eight-limbed system of yoga. Most of this system deals with spiritual and mental aspects of the self rather than the physical. What Style to Choose?
There are many different styles of yoga to choose from. Gyms and studios usually offer hatha and vinyasa yoga for beginners classes. The word hatha actually refers to yoga in general, as all yoga styles are hatha yoga. However, classes referred to as hatha are usually slower paced, gentle, and focused on the basics of stretching and breathing in different poses. Vinyasa classes involve more movement and are more vigorous. Both of these are okay for beginners. Just remember to find classes labeled as yoga for beginners.
There are many styles of yoga to choose from and choosing the right style for you will have an impact on whether you stick with it or not. Try different styles and teachers until you find one that resonates with you. Look into the different styles, which include hatha, vinyasa, ashtanga, power, iyengar, kundalini, bikram, hot yoga, anusara, jivamukti, forrest, kripalu, integral, moksha, sivananda, laughter, and others.Where to Start… Home, Gym, or Studio?
Learning from an actual, live teacher can’t be beat, so taking a yoga for beginners class at a local gym or studio is best. Classes at gyms typically focus more on the physical workout that yoga provides while classes at yoga studios involve more mind, body, spirit aspects like meditation, breathing, and chanting in addition to asanas. If you don’t have the resources or desire to start with a class, the best thing to do is get a yoga for beginners DVD for use at home. Yoga books and yoga card decks work well for learning more about technique and specifics of poses, but starting with a yoga for beginners DVD will be easier as it requires less effort on your part. There are also many great yoga for beginners resources online like virtual classes and step by step guides. What Do You Need?
You will need a yoga mat and comfortable clothes that fit properly and are not too big. That’s it! That is all you really need. In addition, you might want to have a couple of blocks, a strap, and a towel or yoga rug depending on what type of class or style you choose, but a yoga mat and comfortable clothes are all you really need to begin.Things To Do and Know When Taking Classes:
o Shoes off: You should take off your shoes when entering a yoga studio. This helps keep the space clean. Yoga is done barefoot, without shoes or socks.
o Cell phones off: Before entering the facility, power your cell phone off.
o Arrive on time: Arrive at least ten minutes prior to class so that you have time to check in, put your things away, talk to the teacher, and set out your mat.
o Let the instructor know you are a beginner/new: Talk to the instructor so s/he knows that you are new or a beginner and if you would like help.
o Stay for the whole class: Refrain from leaving in the middle of class as it is rude to the teacher and disruptive to the class. If you decide you don’t like the class or the teacher it is proper etiquette to stay until the end.
o Don’t skip savasana: This is the final resting pose and is one of the most important and most enjoyable. A lot of people discover that it is one of their favorite poses.Put the above tips and tools to work for you and you’ll be comfortable with your yoga practice in no time!
